  • New Fischer Crossings Development

    FLASH!!!

    It looks like this has all come to a screeching halt! The developer has reportedly lost funding due to the current national financial mess. All of the signs are down and only one on the northeast corner has replaced them.

     This is what was:

    A new shopping center development is planned at the intersection of Fischer Road at GA 34. The Great Escape 12 screen theater, Sam's Club and CVS will anchor the new 1 million square foot project. That's just over 2/3 of the size of Fayette Pavillion.

    It looks like Newnan's Bullsboro retail strip has come to Peachtree City's back yard...

    The 150+ acre development will feature one million square feet of commercial space, 2 traffic lights with a traffic count of 35,000, zoned C-7 (retail/mixed use) and is expected to be ready for development in Fall 2007.

    The major part of the shopping is 192,000 sq ft and is on the site of rare Plants Nursery. It will resemble the Avenue in Peachtree City and is expected to generate a traffic count of 8,200 vehicle trips on week-days and 9,500 on Saturdays.  

    Several restrictions and conditions have been imposed:

         1) No parking in back of any buildings along Lower Fayetteville Road.
         2) No restaurants contiguous to Lower Fayetteville Road.
         3) Lower Fayetteville Road is to be realigned to match up with Fischer Road.
         4) There will be a westgbound turning lane and an eastbound deceleration lane on GA-34.
         5) Roadways in the development will be two lanes with a planted center median.
         6) There will be six foot wide sidewalks thoroughout all internal roadways.
         7) All parking will be aligned with the buildings.
         8) Decorative pavers similar to the Avenue will be used.
         9) There are to be shaded seating areas throughout the developement.

  • Downtown Tyrone Redevelopment

    Developer Burt Clark and his company Olde Town Tyrone wants to remake the downtown area with denser development including an office park and age-restricted single-family homes for senior residents. The area is in 54 acres near Palmetto Road and Swanson Road and 13.89 of the acreage would be developed as office, while 40 acres would be for senior residents and contain 146 homes. The total acreage is spread over two tracts that is also bordered by Arrowwood Road on the west.

    The Tyrone Neighborhood Alliance, along with Councilmen Grace Caldwell and Gloria Furr are opposed.

  • More GRTA-Required Road Projects for Peachtree City

    In order to facilitate the dramatic growth in traffic generated by the proposed McIntosh Village, the GRTA has mandated the following "improvements":

    A traffic light at the intersection of Ga. Highway 16 and Broad Street in Senoia.

    A southbound left turn ramp at the intersection of Ga. Highway 154 and Interstate 85.

    A remake of the Hwy. 74/54 intersection, the major intersection in Peachtree City. GRTA suggests adding a third northbound, southbound and westbound through lanes, along with adding a second northbound and westbound left turn lane and adding an exclusive northbound right turn lane.

    A third northbound through lane and a second westbound left turn lane at the intersection of Hwy. 74 and Peachtree Parkway, site of the Kedron Kroger-Target shopping center.

    These are in addition to the extension of TDK Boulevard and widening the bridge over Line Creek from two to four lanes.

  • Proposed Shopping Center in Southern Peachtree City

    Across GA 74 from Wilshire Pavilion is the proposed Peachtree City VIllage shopping center on 49 acres, to be built by Columbia Properties. The proposal includes a 138,000 sq ft home improvement store (rumored to be Lowe's) and a smaller "big box" soft goods store, a number of smaller store front buildings and 5 out parcels along Hwy 74. The entire developement would be 218,000 sq ft, not including the out parcels. Check out the proposed site plan here. (Three pages and 4+ Megabytes)

    Residents of Wilshire Estates expressed concerns about traffic cutting through on Holly Grove Road and increased crime in the area. Also of concern is the proposed gas station because it could become a truck stop with all of the attendant problems associated problems like prostitution. The President of the Wilshire Estates Homeowners Association, Laurie Farmer, suggested limiting eastbound traffic off Rockaway Road to turning right or left so they couldn’t go straight onto Holly Grove Road or better yet, realign Rockaway Road with Redwine Road instead of Holly Grove Road.

    Andy Campbell of Columbia Properties agreed to postpone the item for two weeks but said the company still wants the matter to be considered by the City Council April 19 as planned.

    We got a briefing by the President of the HN Commercial Division this morning (April 11) and he said it doesn't look like the proposal will pass. The CIty Planners have recommended denial. Stay tuned...we'll see soon!

     As of May 31, Columbia Properties has withdrawn their request for rezoning. Betsy Tyler, the city spokeman, said that Columbia Properties would have to start the whole process over at the beginning if they want to reapply.
